Rentals in Gazimağusa (Famagusta)

Eastern Mediterranean University is the largest university on the island, with students from more than eighty countries, and the rental market here is shaped almost entirely around it. Sakarya and Çanakkale, the districts closest to campus, are dense with shared flats and studios; walking distance to the faculty buildings is the single biggest factor in what a room costs.

Demand is strongly seasonal. The best stock is taken in the weeks before each term starts, and what remains in October is what nobody wanted in August — searching early is worth more here than anywhere else in the country.

Away from the campus districts, the walled old city and Tuzla on the coast offer a very different kind of housing: quieter streets, larger flats, and in Tuzla the sea within reach. Yeni Boğaziçi and Mutluyaka, a short drive inland, are where families tend to settle.
